Argentina

Dollar-denominated stability, Atlantic sunshine,
and an Argentine and Uruguayan community that feels like home.

For Argentine buyers, South Florida represents something that goes beyond lifestyle — it represents a form of financial clarity that is difficult to achieve at home. Holding stable, dollar- denominated real estate in a transparent, legally sound market is itself a meaningful act of planning, and Boca Raton and Delray Beach offer exactly that, wrapped in an Atlantic coastal setting that rivals anything the best neighbourhoods of Buenos Aires or Mendoza have to offer by way of refinement and ease.

The sophistication of this community is not accidental. The Argentine and Uruguayan presence along this stretch of coast has been building for years, and it shows in the cultural texture of everyday life here — in the restaurants, the social clubs, the professional networks, and the simple fact that you will not feel like a stranger. Miami has its energy; Boca and Delray offer something quieter, more private, and, for many Argentine buyers, more genuinely appealing.

The purchase process in Florida is more straightforward than many Argentine buyers expect — standardised contracts, a predictable timeline, and the ability to sign documents electronically make it possible to move through much of the process before you ever board a plane. What requires careful planning is the currency transfer and the ownership structure decision. I work with specialists who understand both, and I would be glad to connect you with them from the start.

Currency

Your purchase will be in US dollars (USD). For many Argentine buyers, acquiring dollar-denominated real estate assets is itself a primary motivation — a way to preserve and protect wealth in a stable currency outside of Argentina.

Entering the US

As an Argentine citizen, you will need a B-1/B-2 visa to enter the United States. This visa allows stays of up to 6 months and is routinely granted to property buyers. Apply through the US Embassy in Buenos Aires.

Tax Treaty

There is no comprehensive tax treaty between Argentina and the United States. As a US non-resident, your US-based assets are subject to US estate tax above the $60,000 threshold. Structuring your purchase through a US LLC is worth a careful conversation with a cross-border specialist before closing.

Financing Your Purchase

Most Argentine buyers purchase in cash. Foreign national mortgage programs are available for those who wish to finance, typically at 30–40% down, but cash purchases are generally the most competitive and straightforward path.

When You Sell

Under FIRPTA, 15% of your gross sale price will be withheld at closing against potential capital gains. There is no bilateral treaty to reduce this amount — planning ahead with your tax specialist before you list is essential.

A Personal Note from Maureen

The social heart of the Argentine and Uruguayan community in this area is Novecento in Delray Beach — where the Sunday lunch has become a multigenerational tradition and the kind of gathering that makes you realise a community has genuinely taken root somewhere. For those who appreciate the finer things from home, Narbona in Boca Raton carries imported Uruguayan wines and artisanal cheeses at a level of quality that would satisfy the most discerning palate on either side of the Río de la Plata. These are not novelties for tourists — they are the anchors of a real and lasting community that has been building here quietly, and rather beautifully, for years.
